Job Summary:

The BIM Manager will be responsible for leading and managing the full BIM function on a major project, overseeing multidisciplinary BIM delivery, coordination, digital workflows, governance, and information management. This role will act as the primary BIM point of contact, ensuring compliance with project BIM requirements, ISO 19650 standards, and client expectations while driving successful project delivery across Architecture, Structure, MEP, and Infrastructure disciplines. This is a fully site-based role.

Key Responsibilities: 1. BIM Leadership & Project Delivery

  • Take full ownership of the BIM Management function and act as the primary BIM point of contact for the project.

  • Lead and manage BIM delivery across Architecture, Structure, MEP, and Infrastructure disciplines.

  • Develop, implement, and manage BIM Execution Plans (BEP), responsibility matrices, BIM workflows, and production schedules.

  • Manage BIM resources, team productivity, project deliverables, schedules, and key milestones.

  • Ensure BIM deliverables align with project goals, client requirements, and information management standards.

2. BIM Coordination & Information Management

  • Lead multidisciplinary coordination activities and federated model management.

  • Manage clash detection processes, model reviews, coordination workshops, issue tracking, and clash resolution activities.

  • Oversee BIM submissions, approvals, RFIs, technical queries, and stakeholder coordination.

  • Establish, manage, and maintain Common Data Environments (CDE) including Autodesk Construction Cloud, BIM 360, Aconex, or similar platforms.

  • Ensure compliance with ISO 19650, EIR/AIR requirements, MIDP/TIDP processes, and project-specific BIM standards.

3. Quality Assurance & Digital Delivery

  • Implement and manage BIM quality assurance and quality control procedures across all project disciplines.

  • Conduct model audits and ensure compliance with naming conventions, classification systems, parameters, and BIM standards.

  • Manage project deliverables through LOD 300, LOD 400, As-Built, and LOD 500 stages.

  • Support construction BIM workflows including shop drawing production, site coordination, and subcontractor BIM management.

  • Promote adoption of digital delivery practices including 4D, 5D, Asset Information, and Digital Twin methodologies.

4. Stakeholder Management & Reporting

  • Represent the BIM function during meetings with Clients, PMCs, Consultants, Main Contractors, and Subcontractors.

  • Provide regular BIM performance reporting, governance updates, and project status reports.

  • Lead coordination meetings and facilitate effective communication between project stakeholders.

  • Ensure compliance with client BIM requirements, governance frameworks, and digital delivery standards.

Our Ideal Candidate:

  • 10+ years of BIM experience, including significant experience as a BIM Manager or Senior BIM Lead.

  • Strong experience delivering major projects within the GCC region, particularly Saudi Arabia.

  • Previous experience on PIF-funded projects is highly preferred.

  • Direct experience on Diriyah projects will be considered a major advantage.

  • Experience on Saudi giga-projects such as NEOM, Qiddiya, Red Sea, or similar large-scale developments is highly desirable.

  • Excellent understanding of ISO 19650, EIR/AIR requirements, BEP development, MIDP/TIDP, BIM standards, and information management workflows.

  • Strong knowledge of PIF project BIM requirements, governance frameworks, reporting standards, and client expectations.

  • Advanced proficiency in Revit, Navisworks Manage, Autodesk Construction Cloud, BIM 360, and other leading BIM platforms.

  • Demonstrated experience in multidisciplinary BIM coordination, federated model management, clash detection, and technical issue resolution.

  • Strong experience managing BIM teams, project stakeholders, deliverables, schedules, and resources.

  • Excellent leadership, communication, stakeholder engagement, and project management skills.

Priority Candidate Profile

  • Candidates with extensive Saudi Arabian project experience and a proven track record delivering major GCC projects.

  • Previous involvement on PIF-funded developments and Diriyah projects is strongly preferred.

  • Applicants with experience across giga-projects such as NEOM, Qiddiya, Red Sea, and similar strategic developments will receive priority consideration.
